Open Escrow

Order title search

Receive and review preliminary title report

Request clarification of any liens and encumbrances showing on preliminary title report

Order payoff letters for liens being paid through escrow 

Receive payoff letters and bills to be paid through escrow

Receive loan documents from your lender

Compute closing statements

Prepare documents and instructions

Set appointments with Buyer and Seller

Seller deposits signed documents and instructions

Buyer deposits signed loan documents, instructions and funds

Return loan documents to Lender

Receive authorization to record from Lender

Record documents and report recording information to Lender

Receive funds from Lender

Disburse funds as instructed

Receive and record releases of liens and encumbrances paid through escrow

Close and archive escrow

When this whole process is taking place the escrow officer is in constant contact with the real estate agent
